New Construction Home Awareness Guide
Some buyers can never find a resale property that fulfills all their desires. For these people, I will focus on the pitfalls of buying a new home thru an onsite agent. The pros are easy, we'll just skip those and dive into the cons or I should say, things to be aware of.
Have you ever dropped into a model home and watch their eyes light up, inside that brain, here comes a hot one, just begging me to sell them a home. I didn't have to do any prospecting, farming or anything, LIFE IS GOOD!
Just think, the builder’s agent is paid by the builder, where do you really think his loyalty lies. Your absolutely right, every step of the process he or she is making sure that their employer stands to win. Hey, normal economics never bite the hand that feeds you.
If you and your family decides to go the new construction route, PLEASE, find you an agent to represent you throughout the entire process. Even if it's not me representing you, you want an agent committed to go the entire route with you. Be sure that they are willing to at least provide the same services I do for my clients.
* Available to assist in contract negotiations
* Assist with counteroffers if necessary
* Provide choices for reputable lending institutions, Insurance companies, Home Inspectors, etc
* Provide choices for various closing attorneys (you do not have to use the builders)
* Keep in touch with closing attorney
* Coordinate final walkthru, be there with buyer
* Make sure everything is on track for closing
