Murrells Inlet, Part Of Myrtle Beach “South Strand”

Regardless of it’s origin, Murrells Inlet has a past blessed and graced with footprints of Native American tribes, 16th century Spanish explorers and Englist colonists in the 17th century. In the 1700’s and 1800’s the land was divided into large tracts and cultivated into rice plantations. By 1850, almost 47 million pounds of rice were produced in the Waccamaw Neck. Also, in the 1800’s, pirates sailed our coastline and hid in the Inlet’s winding creeks, awaiting to plunder England bound ships. Rumors have it, “Blackbeard” made have tread out salty waters!

People summered in Murrells Inlet in the 1800s and generally traveled to Conway or Georgetown by train and then picked up a steamboat from there. Steamboats were said to serve the finest of meals, over the years many steamboat cooks settled in Murrells Inlet and opened their own resturants.

The Civil War came to Murrells Inlet’s shores in 1863. Union warships attacked Conferderate blockade-runners that used the inlet as a port to sneak cotton and other products to England in exchange for war materials. Though some rice plantations partially recovered the war, they could not survive the devascating hurricanes that followed and by 1916 the last remaining commercial rice grower was out of business.

At the height of the Great depression, Murrells Inlet’s economy was spurred when Archer and Anna Huntington spent millions to develop their 9000-acre homestead at what is now Huntington State Park. This tremendous project spurred the Murrells Inlet ecomony thru the depression with the hiring of skills of all types. The Huntingtons home when finished had 22 fireplaces and 36 rooms, one of which was an oyster shucking room.

Names of local streets and neighborhoods are reminiscent of the people, plantations and cottages of yesteryear: Hermitage, Sunnyside, Vaux hall and wachesaw are but a few of the nostalgic familiarities that make Murrells Inlet the quaint seaside community it is today.

1. What is “buyer agency“?  Should I look for a Accredited Buyer representative (ABR)?
Buyer agency is the highest level of client representation afforded to a buyer by a real estate professional. When you engage a “buyer’s agent” your real estate professional is required to

represent your interests as long as those interests are not illegal.

2. Why is this of value to me as a buyer?


The seller of a property is represented by the “listing agent.” In negotiating price and terms, the seller has an advocate to represent their interests, but, unless you have executed a buyer agency agreement with your agent, your interests may not be represented.

3. What is required of me as a buyer to be afforded this level of representation?
A written and signed “buyer agency” agreement is required by South Carolina law **

4. What will a real estate professional do for me as my buyer’s agent?

You will be afforded a higher level of service. Your buyer’s agent will analyze information such as comparative market data, advise you on negotiating and wording a purchase agreement, and, in general, act as your advocate in the purchase process.

5. If I decline “buyer agency,” who represents my interests?


If you decline “buyer agency,” you will not have a representative to look out for your best interests. In fact, your agent may be required by law to represent the interests of the seller.

6. How much does this higher level of representation cost me?


Actually, not one penny, the seller pays all commissions and the buyer receives the full benefit of professional representation. You may want to instruct your agent to show you only those properties for which the seller has agreed to compensate the buyer’s agent.

Your buyer’s agent will address any costs you might encounter with your offer when presented and any other questions at the time you are presented the buyer agency agreement. Be sure to ask your buyer’s agent every question you have no matter how basic it may seem. Your buyer’s agent represents you!

7. What are my responsibilities as a buyer in this agreement?


In this agreement, you agree to handle all real estate concerns through your agent. You agree neither to seek real estate information nor to view or purchase any property without your buyer’s agent.

8. Who decides if I am represented or not?


As the buyer, you alone may make that decision.

9. Why would someone not want to be represented by a buyer’s agent?


We have yet to hear a good reason why a buyer would refuse representation. In our experience, buyers without buyer’s agents simply have not been informed that they have a right to be represented.

10. How do I find a buyer’s agent to represent me?

**  Give me a call, you have my word that if your not more than satisfied with the professional level of service you receive, cancel without any questions what-so-ever.
