Wachesaw Plantation, Private Country Club Living at It’s Best!
The lands along the Waccamaw River in coastal South Carolina are rich in history. For more than ten thousand years, nomadic Indians moved quietly along the broad floodplains, leaving only faint traces of their existence. In the early 1700’s, European settlers carved trails through the wilderness and established a new beginning for their descendants, who would create empires from rice.Wachesaw Plantation, once the site of two 19th-century rice plantations, is located on the edge of the Waccamaw River near Murrells Inlet, South Carolina, Today Wachesaw Plantation is a private residential golf community, but remnants of its past continue to be carefully uncovered. The developers of Wachesaw have managed to capture much of its unique southern heritage through archaeological research and restoration.
The South Carolina Institute of Archaeology and Anthropology at the University of South Carolina has been conducting in-depth archaelogical studies of the Wachesaw heritage since 1983. Under the guidance of Dr. James. L. Michie, Project Director, the investigations have revealed a near continuous occupation by man for at least 9, 500 years.
Excerpts taken from “The Wachesaw Heritage” written by Dr. James. L. Michie. Copyright 1988 and published in cooperation with the Wachesaw Historical Society.
“Much of Wachesaw’s land remained unaltered for nearly a century after the Civil War. The 20th-century activities at Wachesaw Landing effected much of the historic and prehistoric record, but remarkably, enough information remained to learn a great deal about the former inhabitants. Richmond Hill faired much better; it was more intact.
Wachesaw. like no other place on the Waccamaw Neck, has shown us a complete record of the past. It has shown us all of the changes that occurred in the prehistoric period, at the beginnings of the historic period, and finally, during the development of two plantations. Much of this rich heritage has been preserved for the benefit of those people associated with Wachesaw. The past is very much alive.”
Long before Europeans settled and began the business of growing indigo and rice, Native Americans lived in villages along the area’s waterways and marshes. Wildlife was abundant and the tide-driven rivers and creeks made travel easy. Age-old burial mounds discovered in the 1930s revealed pottery shards, tools, jewelry and skeletal remains. Thanks to an extensive archaeological survey in the early 1980s, this exclusive community’s past is celebrated as one of the most thoroughly researched plantations in the South.
For more than two centuries, the site of Wachesaw Plantation Club and its community was very productive land. Situated on a high bluff overlooking the Intracoastal Waterway, the accessibility to the river’s deep waters made it an ideal landing for people and supplies entering and leaving the area. For that reason—and many others—the Plantation boasts an especially rich history.
Hundreds of years later, it is difficult not to be inspired by sheer beauty that still characterizes Wachesaw. Visionary planning, an unrivaled setting and an extraordinary suite of amenities have established Wachesaw Plantation as a sanctuary of grace and sophistication.

Myrtle Beach Real Estate = What Memorial Day means To Me”
Friday, May 22nd, 2009
Memorial Day has come to mean much more to me than just a three-day weekend or bagging a deal at some Memorial Day sale at my favorite store. Like millions of Americans, I have family (and friends) who have served in the military. My grandfather served in WWI and my dad and 2 uncles served in WW11 and I personally served two tours in Vietnam with the “Navy Seabees“. Although I and millions of brave men made it out of war safely, there are countless others who took their last breath while protecting the freedom we enjoy daily.
So this year, as I enjoy the spring weather on the extra day added to my weekend, I will also be grateful to those who sacrificed so much for this country, and for me. Let this be an invitation to share memories of loved ones and/or friends who have served in the military or who are currently serving. Who are you honoring this year?
Wonderful Video Link To Enjoy

Myrtle Beach Real Estate – “Tips All Buyers Should Know”
Sunday, May 17th, 2009
Some Essential Steps For Buying a Home That Buyers Should Follow
For the first time homebuyers, the process of home buying might appear to be quite complex. However, there are some basic steps applicable for the home buying procedure. If you follow them properly, the entire procedure would become simple for you to understand:
Some Fundamental Steps For Home Buying That The Buyers Must Follow:
- Step 1) First of all, they should figure out their capacity to spend for buying a house. In other words, they must find out how much they can afford.
- Step 2) At the time of purchasing a house, buyers must be conscious about their rights. There are various regulations that have been promulgated to safeguard the rights of the buyers, such as the Real Estate Settlement Procedures Act and the Fair Housing Act. These legislations have been passed to protect consumer rights and to prevent favoritism based on one’s complexion, race, faith or household condition.
- Step 3) At present, a large number of people go for a mortgage loan for financing their homes. It is very much essential that you choose the most suitable loan program that would fit your necessities. All you need to do is to shop around, make comparisons and carry out negotiations at the time of seeking a mortgage loan.
- Step 4) Choose a real estate agent to find out the home according to your requirements. The agent should have considerable expertise to understand your needs and find out the home as per those needs. While seeking a seasoned real estate agent, you should go for an agent only if he has the designation of GRI (Graduate Realtor Institute) conferred by the National Association of Realtors.
- Step 5) Now you have to determine your offer price. By observing the comparable sales in various listing services and public records, you can get a better picture at what range the houses are selling in your area. Subsequently, you can plan your offer price suitably.
- Step 6) Following the selection of the house that you wish to buy, you have to make a purchase bid. Just ensure that you are mindful of the eventualities to be incorporated in the bid, the earnest money you need to pay that is necessary for the inspection, as well as the terms and conditions for annulment of the purchase bid.
- Step 7) The following step is very much crucial and it is none other than home inspection. Besides termite inspection and appraisal, you as a homebuyer must be permitted to have an expert who would walk through the house to find out any possible defects.
- Step
Purchasing a home entails various entities like an escrow or settlement company that manages the overall activities between the buyer and the seller. You would have to make a decision in advance on who would pay for the fees, the seller or you.
- Step 9) The last step is the signing of the documents. However, you must assure that you go through all the details prior to signing the documents. Analyze the settlement costs thoroughly and ask if any amount is higher than usual.
What Should You Anticipate on the Day of Closing?
On the day of closing, you are required to furnish the homeowner’s insurance receipt which would prove that premium has been paid off. Money indebted by you to the seller such as balance of down payment, prepaid taxes and money indebted to you by the seller like unpaid taxes and prepaid rent would be enumerated by the closing agent. During closing, the seller would also furnish proof of any inspection, warranties and so on.
After you have gone through every formality, you need to sign the mortgage note. The deed would be signed by the seller and the title would be transferred. Following that, you need to pay the closing costs to the agent of the lender and in exchange, he would provide you a settlement statement enumerating the items paid by you. Lastly, the mortgage & deed would be registered with the Registry of Deed and you become the owner of your dream home.

Myrtle Beach Real Estate – “Why Buy A Home”

Why Buy a Home Now
If you’re renting and wondering if you should buy a home, consider what bestselling author, David Bach, says, “The average homeowner is worth 35 times more than the average renter.”
He advises renters to take action immediately and start saving part of their paycheck every month to help accumulate a down payment. He also encourages renters to borrow 10-20 percent less than what the bank is willing to lend; that way they’re only buying as much home as they can afford.
The longer you rent, the longer it may take you to eventually get into homeownership. If the market conditions have scared you, perhaps you’re not looking at the other side of the coin. Owning a home becomes part of your investment portfolio, provides tax benefits, allows you to build equity (it still exists), and, if you buy now, you may get an excellent deal.
According to a MarketWatch news article, buying a home now can provide some real negotiating power to request improvements, price reductions, help with closing costs, and more. “People can get a lot of what they need and almost all of what they want today,” said Jay Papasan, one of the authors of “Your First Home”.
While poor market conditions have created a troubling situation for some homeowners, the downturn has made the buying market ripe for others. The affordability of homes is better than ever. The National Association of Realtors’ housing affordability index concluded that homes in December of 2008 were more affordable than at any other point since 1970 (the start of the index). And with numerous foreclosures on the market and prices dropping in many areas, now is a good time to buy. But in order to make your purchase profitable, here are some things you should consider.
How long will you be in the home? Some experts advise that if you are planning to move within a year, buying may not be the best option because of the expenses associated with moving. However, if you’re searching for a place to live for, at least, several years, buying now could be a good choice for you.
How much you can afford. Don’t let tighter lending regulations scare you off from making a purchase. Instead, understand what you truly can afford. Don’t get caught up in buying too much home. In fact, these days, the trend is moving toward smaller homes — simpler living.
Mortgage rates drop to historical low. How much home you can afford is affected by mortgage interest rates that, right now, are highly appealing. Good credit, documenting your income, and a substantial down payment will make you a better candidate for the better mortgage rates.
Freedom to choose. Now, unlike several years ago, the market has a large inventory in many areas. The market time to sell a home has increased which creates a large inventory of homes, everything including new, existing, and foreclosures. Buyers can peruse the market and have the freedom to select the home they really want. If your interest is in a new home, know that many developers are getting more competitive with their pricing because they also have taken a hit by the ailing economy.
Quality of life. Buying a home can create a higher quality of life, giving you pride of homeownership, and something to enjoy improving and developing over the years.
Tax credit benefit. The American Recovery and Reinvestment Act of 2009 provides for a $8,000 tax credit that would be available to first-time home buyers for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009. The credit does not require repayment. Most of the mechanics of the credit will be the same as under the 2008 rules: the credit will be claimed on a tax return to reduce the purchaser’s income tax liability. If any credit amount remains unused, then the unused amount will be refunded as a check to the purchaser.

Myrtle Beach Real Estate – “Admin Fees, Good or Bad”
Thursday, May 14th, 2009
These are not my sentiments but, I will certainly make my stand. hat stand would be totally against these fees, they remind me of admin fees charged by car dealers. Fruadulant fees charged for meaningless tasks masked as REAL WORTH! We have an enough trouble showing the general public that for the most part we are PROFESSIONAL and ETHICAL sales people truly dedicated to assisting them in most likely the largest purchase they will ever make. You can make your own opinions after reading the whole story.
Calling out real estate ‘junk fees’
It is all over the Internet news. A court ruled that an “admin fee” that real estate brokers sometimes charge buyers or sellers may in some cases be a “junk fee.”“In a decision late last month that is sending shudders through the realty brokerage industry, U.S. District Judge Virginia Emerson Hopkins in Birmingham, Ala., ruled that when a realty firm charges clients an ‘admin’ fee, for which no specific settlement services are performed, the fee violates federal law,” Washington Post columnist Kenneth R. Harney reported.
